In Poland, you can get an apartment almost for free – just do some renovations.

Sounds beautiful.
Almost like a freebie.

But let's be honest and without illusions:
The "apartment for renovation" system exists in Poland, but it is not at all, which many people imagine.

As a realtor, I'll say frankly - 90% people are disappointed when they find out the reality.

What does "apartment for renovation" really mean?

We are talking about municipal apartments (from the city).

The scheme is as follows:

  • the city is giving away an old apartment
  • she is often in very bad condition
  • You do the repairs entirely at your own expense.
  • After the renovation, you can live there at a preferential rent

Sometimes the rent is actually below market value.
But the apartment does not become your property.

This is important.
You don't buy it.
You rent from the city.

Important: The program does not apply throughout Poland.

Many people think that «apartment for renovation» is a government program throughout the country.
This is a mistake.

In Poland, there is no single program that works the same everywhere.

Each city and even small town decides for itself:

  • whether to run such a program or not
  • How many apartments should be allocated?
  • who to give them to
  • under what conditions
  • What are the income requirements?
  • What documents are needed?

In one city the program can work actively,
in another it is not there at all,
and in the third, the queue is closed for years to come.

For example:

  • In small towns the chances are higher
  • in the middle - limited
  • In Warsaw, Krakow, and Wroclaw, it's almost impossible to get such an apartment.

Therefore, you can’t just read the article and decide:
«"I'll go to Poland and rent an apartment for renovation.".

You always need to look at the specific city and the actual conditions there.

Who gets such apartments?

Now it's reality.

First of all, apartments are given to:

  • citizens of Poland
  • people with permanent residence
  • those who have been standing in line for a long time
  • people with low incomes

If you are a foreigner without permanent residence -
chances of getting such an apartment very small.

Not zero, but close.

Queues - years of waiting

Many people think:
I came to the office → wrote an application → received an apartment.

No.

In some cities, people are standing in line:

  • 3 years
  • 5 years
  • sometimes 10 years

And this is without a guarantee.

In large cities it is almost impossible.
In small ones there is a chance.

How much does the repair cost?

Now comes the most interesting part.

Apartments are often handed over in the following condition:

  • without repair
  • without a kitchen
  • with old pipes
  • sometimes after difficult tenants

Real repair:

50,000 – 150,000 zlotys
sometimes more.

And this is your money.
The city does not compensate for anything.

The main myth: "received and sold"«

No.

This apartment:

  • it is forbidden sell
  • cannot be rewritten
  • you can't make money on resale

You only receive the right to rent.

Why do many people refuse?

When people learn reality:

  • queue years
  • the apartment is not yours
  • tens of thousands need to be invested
  • can't be sold
  • the area is often weak

they understand:
It's easier to buy your own apartment.

When it makes sense

Sometimes this option is normal if:

  • I have permanent residence
  • have you been living in Poland for a long time?
  • ready to wait
  • ready to invest
  • do you plan to live long?

As an investment - almost never.
How "free apartment" is a myth.

My honest conclusion as a realtor

The "apartment for repairs" system exists.
But this is not a freebie and not a quick way to housing.

For most foreigners from the CIS, it is easier and faster:

Than wait for years for the municipal one.
