And here the main question arises:

How do you know who's a professional and who's just a person with a pretty social media profile?

This article may seem harsh and may not appeal to new agents.
But let's be honest: We are talking about transactions worth hundreds of thousands, and sometimes millions of zlotys.

Why are there so many "random" realtors in Poland?

Let's start with a fact that not everyone knows.

❗ There is NO mandatory in Poland realtor licenses

Previously, the profession of a real estate agent was licensed.
Today - You can enter this field without specialized education, exams, or permission.

📌 Formally:

  • no higher education required in real estate,
  • no experience required,
  • no license required.

This means that Almost anyone can become a realtor.

And in the end it turns out that:

Just yesterday, a person worked in a kebab shop or in a Żabka —
and today he is already a realtor.

⚠️ Let me clarify right away:
я I have nothing against kebab or Żabki.
The problem is not in the profession, but in the absence of knowledge and experience, which suddenly begin to be sold as «expertise».

Fast learning - fast illusions

Most agencies in Poland train newcomers very quickly:

  • short internal training,
  • basic scripts,
  • minimum practice.

After a few days or weeks, the person:

  • receives a business card,
  • access to portals,
  • status of "real estate agent".

Social media creates image, not competence

Then the second stage begins:

And the client gets the feeling:

«"He must be a professional if he looks like that.".

But external image ≠ real experience.

But let's be honest:
Would you risk a large sum of money so that someone could “gain experience” on your deal?

  • years of consequences.

How to distinguish a good realtor from a bad one: a checklist

A good realtor in Poland:
✔ has been working in the field for at least a year
✔ can tell you about real transactions
✔ Explains the risks, rather than promising "everything will be fine"«
✔ knows the market, documents, and processes
✔ Earns trust, not images

Bad realtor:
✖ sells the image
✖ avoids specifics
✖ cannot explain the details of the transaction
✖ speaks in cliches
✖ Learn as you go – at your expense

The real estate market in Poland is open - too open.
