In fact, <strong>czynsz is a separate and very important part of monthly housing expenses<\/strong>.<\/p>\n\n\n\n<p>In this article we will examine in detail:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>What is czynsz in Poland;<\/li>\n\n\n\n<li>what does it consist of;<\/li>\n\n\n\n<li>What are the differences in payments in old and new buildings?;<\/li>\n\n\n\n<li>Why is czynsz often more expensive in older housing stock?;<\/li>\n\n\n\n<li>what&#039;s happened <strong>bezczynszowe mieszkanie<\/strong>;<\/li>\n\n\n\n<li>What to look for when renting and <a href=\"https:\/\/rutkowskihome.pl\/en\/uslugi\/pokupka-i-prodazha-nedvizhimosti\/\" data-type=\"page\" data-id=\"16\">purchasing real estate.<\/a><\/li>\n<\/ul>\n\n\n\n<p>This article will be useful for those who live in Poland, <a href=\"https:\/\/rutkowskihome.pl\/en\/uslugi\/pokupka-i-prodazha-nedvizhimosti\/\" data-type=\"page\" data-id=\"16\">invests in real estate<\/a> or is just planning to move.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What is czynsz in Poland?<\/h2>\n\n\n\n<p><strong>Czynsz<\/strong> - This <strong>monthly mandatory payment<\/strong>, which the owner or tenant of the apartment pays <strong>housing community (wsp\u00f3lnota mieszkaniowa)<\/strong> or <strong>housing cooperative (sp\u00f3\u0142dzielnia)<\/strong>.<\/p>\n\n\n\n<p>Important:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>czynsz is not a rental<\/strong> (rent = <em>czynsz najmu<\/em>);<\/li>\n\n\n\n<li><strong>czynsz is not all about utilities<\/strong>, and part of them;<\/li>\n\n\n\n<li>its size does not directly depend on whether you live in an apartment or not.<\/li>\n<\/ul>\n\n\n\n<p>Even if the apartment is empty, you still have to pay rent.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What does czynsz consist of?<\/h2>\n\n\n\n<p>The composition of the czynsz may vary slightly depending on the building, city, and management company, but most often it includes:<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">1. Operating costs<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>cleaning of entrances and common areas;<\/li>\n\n\n\n<li>lighting of stairs, basements, and areas;<\/li>\n\n\n\n<li>minor routine repairs;<\/li>\n\n\n\n<li>elevator maintenance.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">2. Repair fund (fundusz remontowy)<\/h3>\n\n\n\n<p>One of the most important points.<\/p>\n\n\n\n<p>This is an accumulation fund from which the following are paid:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>major repairs;<\/li>\n\n\n\n<li>roof replacement;<\/li>\n\n\n\n<li>facade insulation;<\/li>\n\n\n\n<li>replacement of risers, electrical wiring, elevators.<\/li>\n<\/ul>\n\n\n\n<p>\ud83d\udc49 In old houses <strong>fundusz remontowy almost always high<\/strong>, which directly increases czynsz.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">3. Central heating (CO)<\/h3>\n\n\n\n<p>In many houses, heating is included in the czynsz in the form of advance payments.<\/p>\n\n\n\n<p>Later:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>recalculation is taking place;<\/li>\n\n\n\n<li>If you spent less, you get your money back;<\/li>\n\n\n\n<li>If more, you need to pay extra.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">4. Cold and hot water<\/h3>\n\n\n\n<p>Often water is also included in the czynsz <strong>in advance<\/strong>.<\/p>\n\n\n\n<p>Calculation:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>by meters;<\/li>\n\n\n\n<li>with periodic recalculation (usually once or twice a year).<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">5. Garbage removal (\u015bmieci)<\/h3>\n\n\n\n<p>The size depends on:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>number of registered people;<\/li>\n\n\n\n<li>rules of a specific commune;<\/li>\n\n\n\n<li>waste sorting.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">6. High fundusz remontowy<\/h3>\n\n\n\n<p>Old buildings require constant investment:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>pipes;<\/li>\n\n\n\n<li>roofs;<\/li>\n\n\n\n<li>facades;<\/li>\n\n\n\n<li>elevators.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">2.
