Mieszkaniowy<\/h1>\n\n\n\n<p>Rodzinny Kredyt Mieszkaniowy is a state program of Poland,<br>which allows you to take out a mortgage <strong>without your own down payment<\/strong>.<\/p>\n\n\n\n<p>The deposit is guaranteed by a state bank.<br><strong>BGK (Bank Gospodarstwa Krajowego).<\/strong><\/p>\n\n\n\n<p>It is important to understand:<\/p>\n\n\n\n<p>\ud83d\udc49 The state does NOT give cash in hand<br>\ud83d\udc49 This is a regular mortgage loan<br>\ud83d\udc49 The state simply guarantees your contribution to the bank.<\/p>\n\n\n\n<p>Thanks to this, the bank can issue a loan even without your savings.<\/p>\n\n\n\n<h1 class=\"wp-block-heading\">\ud83d\udcb0 Maximum guarantee and apartment price<\/h1>\n\n\n\n<p>The main limitation of the program:<\/p>\n\n\n\n<p><strong>maximum guarantee - 100,000 z\u0142<\/strong><\/p>\n\n\n\n<p>It means:<\/p>\n\n\n\n<p>If you buy without any down payment at all -<br>maximum cost of an apartment <strong>500,000 z\u0142<\/strong><\/p>\n\n\n\n<p>Why?<br>20% from 500,000 = 100,000 z\u0142<br>This is the maximum guarantee of the state.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Examples<\/h3>\n\n\n\n<p><strong>Apartment 500,000 z\u0142<\/strong><br>You can buy without a down payment.<\/p>\n\n\n\n<p><strong>Apartment 600,000 z\u0142<\/strong><br>20% = 120,000 z\u0142<br>Guarantee is only 100,000<br>\u2192 you need to have 20,000 z\u0142 of your own<\/p>\n\n\n\n<p><strong>Apartment 1,000,000 z\u0142<\/strong><br>20% = 200,000 z\u0142<br>100,000 guarantee<br>100,000 of my own money<\/p>\n\n\n\n<h1 class=\"wp-block-heading\">\ud83c\udfe0 Maximum real estate price<\/h1>\n\n\n\n<p>There is one more limit.<\/p>\n\n\n\n<p>Sum:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>your contribution\n<ul class=\"wp-block-list\">\n<li>BGK guarantees<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n\n\n\n<p>cannot exceed <strong>200,000 z\u0142<\/strong><\/p>\n\n\n\n<p>Therefore, the maximum price of real estate is:<br><strong>about 1,000,000 z\u0142<\/strong><\/p>\n\n\n\n<h1 class=\"wp-block-heading\">\ud83d\udccb Key terms of the 2026 program<\/h1>\n\n\n\n<ul class=\"wp-block-list\">\n<li>loan term from 15 to 35 years<\/li>\n\n\n\n<li>only in zlotys<\/li>\n\n\n\n<li>for personal use only<\/li>\n\n\n\n<li>there is no official age limit<\/li>\n\n\n\n<li>can only be used once in a lifetime<\/li>\n<\/ul>\n\n\n\n<p>This is a regular mortgage:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>percent<\/li>\n\n\n\n<li>insurance<\/li>\n\n\n\n<li>monthly payments<\/li>\n<\/ul>\n\n\n\n<p>The program only replaces the fee.<\/p>\n\n\n\n<h1 class=\"wp-block-heading\">\ud83d\udc64 Who can get RKM?<\/h1>\n\n\n\n<h2 class=\"wp-block-heading\">Marital status<\/h2>\n\n\n\n<p>They can:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>single<\/li>\n\n\n\n<li>married couples<\/li>\n\n\n\n<li>an unmarried couple with a common child<\/li>\n<\/ul>\n\n\n\n<p>If you are just a couple without children -<br>The program is unavailable.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Real estate in ownership<\/h2>\n\n\n\n<p>At the time of submission:<\/p>\n\n\n\n<p>You cannot have:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>apartment<\/li>\n\n\n\n<li>house<\/li>\n\n\n\n<li>share in real estate<\/li>\n<\/ul>\n\n\n\n<p>Exceptions:<br>if the share up to 50% was received by inheritance<br>and you don&#039;t live there.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Families with children are an exception<\/h3>\n\n\n\n<p>You can have an apartment if it is small:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>2 children \u2192 up to 50 m\u00b2<\/li>\n\n\n\n<li>3 children \u2192 up to 75 m\u00b2<\/li>\n\n\n\n<li>4 children \u2192 up to 90 m\u00b2<\/li>\n\n\n\n<li>5+ \u2192 unlimited<\/li>\n<\/ul>\n\n\n\n<p>Then you can buy a bigger one.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Income and documents<\/h2>\n\n\n\n<p>Can receive:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>citizens of Poland<\/li>\n\n\n\n<li>foreigners with legal income in Poland<\/li>\n<\/ul>\n\n\n\n<p>Income must be:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>official<\/li>\n\n\n\n<li>in z\u0142<\/li>\n\n\n\n<li>with taxes in Poland<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Creditworthiness<\/h2>\n\n\n\n<p>Important:<\/p>\n\n\n\n<p>Program <strong>does not improve creditworthiness<\/strong>.<\/p>\n\n\n\n<p>If the bank does not give <a href=\"https:\/\/rutkowskihome.pl\/en\/uslugi\/ipotechnoe-soprovozhdenie\/\" data-type=\"page\" data-id=\"18\">regular mortgage<\/a> \u2014<br>RKM won&#039;t give it either.<\/p>\n\n\n\n<h1 class=\"wp-block-heading\">\ud83c\udfd8 What can you buy with RKM?<\/h1>\n\n\n\n<p>Can:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>new building apartment<\/li>\n\n\n\n<li>secondary market<\/li>\n\n\n\n<li>house<\/li>\n\n\n\n<li>house construction<\/li>\n\n\n\n<li>apartment + renovation<\/li>\n<\/ul>\n\n\n\n<p>It is forbidden:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>buy a plot of land &quot;for the future&quot;\u00ab<\/li>\n\n\n\n<li>investment property<\/li>\n\n\n\n<li>only for change<\/li>\n<\/ul>\n\n\n\n<p>Housing should be for yourself.<\/p>\n\n\n\n<h1 class=\"wp-block-heading\">\ud83d\udcca Price limits per m\u00b2 (very important)<\/h1>\n\n\n\n<p>The apartment must have a suitable<br>price limit per m\u00b2.<\/p>\n\n\n\n<p>Limits:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>different by voivodeship<\/li>\n\n\n\n<li>different for new buildings and secondary housing<\/li>\n\n\n\n<li>updated every 3 months<\/li>\n<\/ul>\n\n\n\n<p>If the apartment is above the limit -<br>the bank will refuse.<\/p>\n\n\n\n<p>Even if it is 1 z\u0142 more expensive.<\/p>\n\n\n\n<h1 class=\"wp-block-heading\">\ud83d\udc76 Family payment is a bonus from the state<\/h1>\n\n\n\n<p>This is one of the best parts of the program.<\/p>\n\n\n\n<p>If a child is born after the purchase:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>second child \u2192 20,000 z\u0142<\/li>\n\n\n\n<li>third and each subsequent \u2192 60,000 z\u0142<\/li>\n<\/ul>\n\n\n\n<p>This money:<br>go straight to the bank<br>reduce the loan<\/p>\n\n\n\n<p>Important:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>you can&#039;t rent out the apartment<\/li>\n\n\n\n<li>Cannot be sold for 5 years<br>after receiving additional payment<\/li>\n<\/ul>\n\n\n\n<h1 class=\"wp-block-heading\">\ud83d\udcb8 How much does it cost to participate in the program?<\/h1>\n\n\n\n<p>There is one direct payment for the guarantee:<\/p>\n\n\n\n<p><strong>1% from the guarantee amount<\/strong><\/p>\n\n\n\n<p>Example:<br>guarantee of 100,000 z\u0142<br>payment = 1,000 z\u0142 (one-time)<\/p>\n\n\n\n<p>If the guarantee is 60,000 z\u0142<br>payment = 600 z\u0142<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><a href=\"https:\/\/rutkowskihome.pl\/en\/finansy\/skrytye-rashody-pri-pokupke-nedvizhimosti-v-polshe-skolko-nuzhno-deneg-na-samom-dele\/\" class=\"wp-block-heading\">Price restrictions<\/h3>\n\n\n\n<p>Not every apartment can be bought.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Few banks<\/h3>\n\n\n\n<p>There is less choice.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Payment is higher<\/h3>\n\n\n\n<p>Without a down payment the loan is larger.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Checks are stricter<\/h3>\n\n\n\n<p>The bank checks carefully.<\/p>\n\n\n\n<h1 class=\"wp-block-heading\">\ud83d\udca1 When RKM is a great solution<\/h1>\n\n\n\n<p>If:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>stable work<\/li>\n\n\n\n<li>normal income<\/li>\n\n\n\n<li>no savings<\/li>\n\n\n\n<li>I&#039;m tired of filming<\/li>\n\n\n\n<li>young family<\/li>\n<\/ul>\n\n\n\n<p>Then the program really helps you buy a home faster.<\/p>\n\n\n\n<h1 class=\"wp-block-heading\">\ud83e\udde0 My advice as a practitioner<\/h1>\n\n\n\n<p>Don&#039;t start by looking for an apartment.<\/p>\n\n\n\n<p>At first:<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><a href=\"https:\/\/rutkowskihome.pl\/en\/uslugi\/ipotechnoe-soprovozhdenie\/\" data-type=\"page\" data-id=\"18\">Check creditworthiness<\/a><\/li>\n\n\n\n<li>Check RKM limits<\/li>\n\n\n\n<li>Calculate the budget<\/li>\n<\/ol>\n\n\n\n<p>And only then look at the housing.<\/p>\n\n\n\n<p>That&#039;s
