But even under these circumstances, you can successfully navigate the entire process\u2014from <a href=\"https:\/\/rutkowskihome.pl\/en\/finansy\/kreditosposobnost-v-polshe-v-1-kvartale-2026-goda-skolko-realno-dayut-banki\/\" data-type=\"post\" data-id=\"497\">creditworthiness calculation<\/a> before receiving the keys.<\/p>\n\n\n\n<p>I&#039;ll tell you a real story about my client.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">The client&#039;s situation is a difficult start<\/h3>\n\n\n\n<p>A man who works as a driver approached me. 1978 (which affects the loan term),<\/li>\n\n\n\n<li>Standard banks may have underestimated the creditworthiness.<\/li>\n<\/ul>\n\n\n\n<p>In such cases, it is very important not to just \u00abapply\u00bb, but <strong>build the right strategy<\/strong>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">The key step is to correctly calculate your creditworthiness<\/h3>\n\n\n\n<p>After analyzing the situation, I selected banks that:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>correctly take into account income,<\/li>\n\n\n\n<li>are more loyal to such cases,<\/li>\n\n\n\n<li>allow you to get the maximum possible amount.<\/li>\n<\/ul>\n\n\n\n<p>We have chosen a strategy for working with <strong>two banks<\/strong>, to increase your chances of approval and choose the best conditions.<\/p>\n\n\n\n<p>\ud83d\udc49 This is one of the most important stages\u2014the entire subsequent process depends on it.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Finding an apartment remotely and efficiently<\/h3>\n\n\n\n<p>After understanding the budget, we started looking for an apartment.<\/p>\n\n\n\n<p>Customer request:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>minimum <strong>3 rooms<\/strong><\/li>\n\n\n\n<li>from <strong>50 m\u00b2<\/strong><\/li>\n<\/ul>\n\n\n\n<p>Taking into account the budget, I recommended considering <strong>satellite towns of Poznan<\/strong>, such as:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Gniezno<\/strong><\/li>\n\n\n\n<li><strong>Swarz\u0119dz<\/strong><\/li>\n\n\n\n<li><strong>Lubo\u0144<\/strong><\/li>\n\n\n\n<li><strong>Puszczykowo<\/strong><\/li>\n<\/ul>\n\n\n\n<p>This made it possible to obtain <strong>more space for the same money<\/strong>, than in Poznan itself.<\/p>\n\n\n\n<p>Since I&#039;m based in Gdansk and the client is in Poznan, we initially worked entirely remotely:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>I selected the best options,<\/li>\n\n\n\n<li>the client approved or rejected them.<\/li>\n<\/ul>\n\n\n\n<p>A few days later we chose <strong>4 most suitable apartments<\/strong>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Views and selection - not always the first time<\/h3>\n\n\n\n<p>I made arrangements with the owners in advance, and we met for a viewing.<\/p>\n\n\n\n<p>As it often happens - <strong>I couldn&#039;t find the perfect option the first time.<\/strong>.<\/p>\n\n\n\n<p>We:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>met twice with the client&#039;s entire family,<\/li>\n\n\n\n<li>I went on my own once and did <strong>video reviews of apartments<\/strong>.<\/li>\n<\/ul>\n\n\n\n<p>This approach saves the client a lot of time, especially if they work on the road.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">The final choice is an apartment in Gniezno<\/h3>\n\n\n\n<p>In the end, we settled on the city option. <strong>Gniezno<\/strong> -
