New price limits under the Rodzinny Kredyt Mieszkaniowy (RKM) program for the second quarter of 2026 – a complete list for all voivodeships
What has changed in the "Rodzinny Kredyt Mieszkaniowy" (Family Loan) program in the second quarter of 2026?
If you are planning to buy an apartment or house in Poland without a down payment, you should pay attention to the government program Rodzinny Kredyt Mieszkaniowy (RKM).
Came into force on April 1, 2026 new property value limits, which will act in the second quarter of 2026. These limits determine whether the selected apartment will be eligible for the program.
Bank Gospodarstwa Krajowego (BGK) published updated housing cost indicators for all voivodeships of Poland.

What is Rodzinny Kredyt Mieszkaniowy?
Rodzinny Kredyt Mieszkaniowy (RКМ) — is a government program to support homebuyers, allowing them to obtain a mortgage loan. without your own down payment.
If the buyer does not have savings for the down payment, the state BGK provides the bank with a guarantee that replaces the borrower's own funds.
This allows even families and single individuals who have sufficient income to repay a loan but have not yet accumulated the necessary capital to purchase real estate.

Who can use the program?
The program is designed for buyers who meet the bank's and legal requirements.
As a rule, it is necessary:
- have sufficient creditworthiness;
- buy housing for your own housing needs;
- meet the program requirements in effect at the time of application.
It should be remembered that in addition to the terms of the program itself, each bank additionally evaluates the borrower's solvency.
Why are there cost limits?
This is one of the most important points.
It is not possible to purchase any apartment under the program.
For each region of Poland BGK sets the maximum cost of one square meter of housing, which can be financed under the program.
If the price of the apartment exceeds the established limit, use Rodzinny Kredyt Mieszkaniowy It's no longer possible. The limits are reviewed every quarter.
Why are there two limits for one region?
The table published by BGK indicates two housing price limits:
- coefficient 1.4 - applies upon purchase apartments on the primary market (from the developer);
- coefficient 1.3 - applies upon purchase apartments on the secondary market.
Therefore, when choosing real estate, it is important to focus on the limit that corresponds to the type of housing being purchased.

How to check if an apartment is suitable RКМ?
In practice, it is not enough to simply look at the price of an apartment.
It is necessary to take into account:
- price per square meter;
- location of the property;
- object category;
- applied coefficient;
- requirements of a specific bank.
Therefore, even if the apartment seems suitable, it is better to carry out a final inspection before signing the contract.
Should we wait until the next quarter?
Cost limits are updated every three months.
In some regions they grow in line with the real estate market, while in others they may remain virtually unchanged.
If you've already found a suitable apartment, don't expect the limit to go up next quarter.
Results
Program Rodzinny Kredyt Mieszkaniowy remains one of the most interesting tools for purchasing housing in Poland for those who have not yet managed to save up a down payment.
However, the program can only be used if all conditions are met, including real estate value limits, which BGK updates quarterly. In Q2 2026, the highest limits apply in Warsaw, Wroclaw, Poznan, Krakow, and Gdansk.
